Mini Chocolate Chips: Mini chips work best for rolling—they’re less bulky, stay inside the rolls, and provide gooey bursts of chocolate throughout.
Heavy Whipping Cream: As the rolls bake, the cream soaks in and creates an extra soft, rich texture that tastes just like a bakery treat.
Other Ingredients You’ll Need: Salted butter, brown sugar, cinnamon, cream cheese, and powdered sugar.
Here’s how to make Chocolate Chip Ultimate Cinnamon Rolls—see the full recipe below for all the details.
Unroll each cinnamon roll into a long strip on a cutting board to keep the mess contained. Place the rolls in a greased pan with space between—they’ll puff as they bake.
Pour heavy cream over the rolls to keep them moist and fluffy. Spoon the brown sugar mixture over the tops—it’ll bake into a gooey, sugary syrup.
Covering the rolls with foil at first traps the steam, helping them bake up soft and fluffy. Uncovering them lets the edges turn golden while the centers stay puffed and tender.
Let the rolls cool slightly before icing. If they’re too hot, the icing will melt right off.
Here are the best methods we’ve tested for storing and reheating these Chocolate Chip Ultimate Cinnamon Rolls.
Store any leftover cinnamon rolls in a covered container in the refrigerator for up to 2 days.
We don’t recommend freezing baked or unbaked ultimate cinnamon rolls. Once thawed, the cinnamon roll dough can lose its flaky texture and turn soggy or chewy.

Heat oven to 350°F. Spray 9-inch round or square pan with cooking spray.
Separate dough into 5 rolls; reserve icing. Unroll each cinnamon roll; arrange dough strips next to each other. Sprinkle 1/4 cup chocolate chips evenly onto dough strips; press chocolate chips lightly into dough strips.

Shape each strip back into a spiral. If necessary, replace any chips that may fall out while rolling up. Place rolls in bottom of pan, spacing slightly apart. Pour whipping cream over tops of rolls.

In small bowl, mix melted butter, brown sugar, and cinnamon. Drop by tablespoonfuls over tops of rolls, stirring mixture each time. Cover with foil.

Place pan in oven on middle rack. Bake 15 minutes. Uncover and bake 12 to 16 minutes longer or until dough is baked through in centers of rolls and edges are light golden brown. Let stand 5 minutes.

Meanwhile, in small bowl, place icing (from can of cinnamon rolls) and cream cheese; beat with spoon until well blended. Stir in powdered sugar until mixed well. Using a small icing spatula, spread icing over tops of baked rolls. Cool 5 minutes before serving. Sprinkle 2 tablespoons chocolate chips on top. Store any remaining cinnamon rolls covered in refrigerator.

We found that a 9-inch round or square metal pan works best with this recipe so dough has enough room to expand while baking.
For extra decadence, spoon any remaining cream mixture from the pan over the rolls when serving.
